Freshwater Canal – Pool, Fishing Dock & Game Room

HOUSE RULES 1. NO PARTIES OR LOUD NOISE – Loud music, excessive noise, parties, or events are not permitted unless specifically approved by the host in advance. Unauthorized parties or events may result in termination of the reservation without refund, and guests will be responsible for any resulting damages, excessive cleaning, or other costs. 2. GUEST & VISITOR POLICY – All additional guests or visitors must be approved by the host. Extra guest fees may apply. Exterior security cameras are used for property protection and to help ensure the registered guest count is accurate. 3. NO SMOKING – Smoking or vaping of any kind, including cigarettes and marijuana, is strictly prohibited inside the home. A $500 smoke-remediation fee may be charged for violations. 4. PETS – A pet cleaning fee of $30 per pet, per night applies. All pets must be disclosed and approved by the host prior to booking. Service animals will be handled in accordance with applicable law and booking-platform policies. 5. EARLY CHECK-IN / LATE CHECK-OUT – Early check-in and late check-out are subject to availability and must be approved in advance. A fee of $20 per hour applies. 6. FURNITURE – Please do not move furniture. If furniture is moved for any reason, please return it to its original location before checkout. 7. CLEANING & PLUMBING – The standard cleaning fee covers normal use of the home. If the home is left excessively dirty or requires additional deep cleaning, an additional cleaning fee of up to $300 may apply. Guests are responsible for any damages caused during their stay. PLEASE NOTE: Only toilet paper may be flushed. Do not flush wipes, paper towels, feminine products, or any other items, as this can cause serious plumbing issues. 8. NEIGHBORHOOD COURTESY – Please respect our neighbors. No loud music or excessive outdoor conversations after 9:30 PM. If complaints are received or an unauthorized party is discovered, security or law enforcement may be contacted if necessary, and the reservation may be terminated. 9. POOL & SPA – During cooler months, pool and spa heat is available for $20 per day, up to $200 per stay. The temperature is typically set between 85°F–87°F. Please do not adjust pool or spa equipment or heater settings. Contact the host if you would like a temperature adjustment. No glass is permitted in the pool or spa area, and children must be supervised by an adult at all times. 10. AIR CONDITIONING – Please do not set the thermostat below 72°F. Keep exterior doors and windows closed while the air conditioning is running. Setting the temperature too low may cause the system to freeze and stop working. 11. TRASH & RECYCLING – Please place trash and recycling in the designated bins and follow the collection instructions provided for your property. If your stay includes the night before collection day, we kindly ask that you place the bins by the curb. PAYMENT & CANCELLATION TERMS – A 20% deposit is required to secure your reservation and is refundable in accordance with the cancellation policy. The remaining balance is due 30 days before check-in. Any applicable credit card processing fees are non-refundable in the event of cancellation.
